Shop drawings and submittals

On a commercial fit-out the millwork goes through submittals before anything is cut. We take the architect's drawings and specification, measure the site where needed, and produce shop drawings showing construction, materials, joints and fixings for review. Comments come back, the drawings are revised, and only an approved set goes to the shop. It is the step that catches clashes with services and walls before they become expensive.

Working to the specified grade

Architectural woodwork specifications usually reference the Architectural Woodwork Standards and name a quality grade — Economy, Custom or Premium — which sets tolerances for joints, flatness and finish. The grade is the contract's definition of quality, so tell us which is specified. It changes material selection and finishing time, and it is how everyone agrees what a finished piece should look like.

Coordinating with the trades

Millwork meets electrical, data, plumbing and lighting at almost every point: outlets in panels, lights in shelving, sinks in counters. We set those openings from the coordinated drawings and confirm them before fabrication, so the electrician's box lands in the panel cut-out rather than behind a solid section. On site, installation is sequenced with the other trades so finished millwork is not damaged by work happening around it.

Materials for commercial interiors

Commercial millwork is often specified with substrates that meet the fire requirements of the space, hard-wearing laminates or veneers on high-contact surfaces, and solid surface or stone where water is present. Those choices are set by the specification and by how each area is used. We follow the specification exactly, and where it is silent we propose materials suited to the use and submit them for approval rather than choosing on our own.

Common questions

Do you provide shop drawings for millwork?
Yes. We produce shop drawings from the architect's drawings and specification, revise them through review, and fabricate only from the approved set.
Which quality grade do you build to?
To the grade named in your specification. Tell us whether the project calls for Custom or Premium grade so the materials and finishing are priced and built accordingly.
Can you work with our general contractor?
Yes. We coordinate with the GC on submittals, site dimensions, delivery and installation sequence.
Do you handle millwork with integrated lighting and power?
Yes. Openings for outlets, lighting and data are set from the coordinated drawings and confirmed before fabrication.
Can millwork meet fire requirements?
Fire performance is a substrate and finish decision, so the requirement needs to be in the specification before fabrication. We build to the rating specified.
How do you protect a tight fit-out schedule?
Millwork lead time is decided largely by how quickly drawings and finishes are approved, so the most effective protection is settling submittals early. We give the contractor a clear list of the decisions needed and when, and fabricate in the shop while site work continues, so installation takes as little time on site as possible.

Plan your piece

The right details make a better brief.

Whether the project starts as a custom furniture quote, a luxury furniture commission, a commercial millwork package, or an FF&E procurement request, the workflow is structured around dimensions, materials, budget, drawings, and delivery.

  • Approximate dimensions and how the piece will be used.
  • Material, finish or upholstery references.
  • Quantity, target date and delivery city or ZIP code.

Shipping is quoted separately based on the product and delivery location.
