To price architectural millwork accurately we need the drawings, the specification section for architectural woodwork — usually Division 06 — and the finish schedule. Plans and elevations show the scope; the specification sets materials and the quality grade; the finish schedule sets the look. With those, the quote reflects the actual job rather than an estimate from a sketch.
Field dimensions versus drawing dimensions
Built-in millwork has to fit the building as built, not as drawn. We confirm critical dimensions on site before fabrication, after walls are up, so cabinets and panels fit without large fillers or site cutting. Where a site visit is not possible, we agree with the contractor which dimensions are confirmed and by whom.
Supply only or supply and install
Some projects need millwork delivered for the contractor's team to install; others need it fitted by the people who made it. Supply-only work is packed and labelled for installation; supply and install includes our team on site. Tell us which you need when you request a quote.
Substitutions and value engineering
When a budget is tight, the specification is the first place savings are found: a different core material behind the same face veneer, a simpler edge detail, a paint-grade substrate where the finish is opaque anyway. We flag where a substitution saves money without changing anything anyone will see, and where it would. Every substitution is submitted for the architect's approval rather than made quietly, so the finished work still meets the design intent and the specification it was bid against.
Protecting finished work on site
Finished millwork usually arrives while other trades are still working, and damage after installation is one of the most common sources of cost and dispute on a project. Pieces are delivered wrapped, installed as late in the sequence as practical, and left protected until handover where the contractor requires it. Agreeing at the start who protects what, and until when, avoids an argument about a scratched panel in the last week.
